2020 RCA Winner Valerie Van Pelt Gives Tips on Real Estate Market

2020 RCA Winner Valerie Van Pelt Gives Tips on Real Estate MarketTrying to buy a home in this market or been dying to sell? Just because things are crazy right now doesn’t mean it has to be impossible! We talked to Corridor-based Valerie Van Pelt, realtor with Valerie Van Pelt Group, for her advice.

“Right now is a great time to list your house, as there is no inventory,” said Van Pelt. “Because of this shortage, house prices are up 24%!”

In order to maximize your profit when selling, there are a few things you can do. Van Pelt suggests making sure your realtor understands the current market to strategize the right price. She also suggests decluttering your house, only leaving minimal accessories and decorations, and fixing all minor repairs. Finally, investing in landscaping and bright flowers will help give your home a nice curb appeal.

If you are looking to buy, keep one thing in mind: “Cash offers are key in this market,” according to Van Pelt. “Pay title, shorten the option period to 3-5 days maximum, shorten the time to close, and double the down payment or escrow.”

Whether you want to sell or buy, call Van Pelt today to walk you through it. After all, she was recently won the Addison – The Guide’s 2020 Readers’ Choice Award for Favorite Residential Real Estate Agent/Broker. “I was so excited because it is so hard to win this award with all of the great competition in the area!”

Currently, Van Pelt has several programs for buyers to make cash offers even though they are doing a loan. “No other realtors can offer this,” she said. “In addition, my lender can also assist my sellers, if they don’t have the funds to buy a house, before they sell their current one without having two mortgages. Ask me for more details!”
